Planning consent, for most projects, is the first i to dot in the process of realising your project. We will always seek to advise on whether you need planning approval and if your project meets Permitted Development criteria, whether it is important to submit an application in any case. The process is set out in planning guidelines that can be found on the Planning Portal, however, each Planning Department will have its own internal preferences depending its particular circumstances. The application documents may require supplementary information, such as Conservation Area Consent, Flood Risk Assessment or Tree Reports and we can advise you on whether these are required and most cases, either prepare them or suggest a suitable consultant. Most applications take 8 weeks with the Planning Department and we occasionally recommend that you take advantage of the pre-application process offered by some councils.
