This meeting, or phone consultation forms a feasibility consultation or smaller or domestic projects where we can advise on the viability of your vision with our experience in understanding planning applications.  This is also a chance for you to ask questions and ensure we’re the right fit for your vision.

Stage 2: Concept Design

Once engaged, we move to the concept design stage. Here, we explore the potential of your site and refine your ideas into preliminary designs. This phase may involve:

  • Site analysis to assess opportunities and constraints.
  • Research into planning permission and regulations.
  • Initial sketches and design concepts that reflect your brief.

This stage is key for building a strong foundation for the project. During this phase, we discuss:

  • Supporting reports where necessary, such as design and access statement,  heritage statement or environmental assessments.

Stage 4: Technical Design and Building Regulations Approval

  • Develop design details and liaise with other consultants that might be needed and develop the technical details.
  • Specify materials, finishes, and structural elements.
  • Ensure compliance with Building Regulations.

We’ll also prepare the design with a view to being submitted to an approved inspector or local authority for Building Regulations approval. This ensures the project meets standards for safety, energy efficiency, and accessibility.

Stage 5: Tendering and Contractor Selection

Choosing the right contractor is vital for a successful build. During the tendering phase, we assist in identifying and evaluating potential contractors. Our role may include:

  • Advising you on the selection process.

Stage 6: Construction

This is a role that the client would need to take on when running a project on site without an architect.

The final stage involves handing over the completed project and conducting any necessary post-completion checks. This may include:

  • A final inspection to ensure the build meets the agreed specifications.
  • Addressing any snagging issues that may arise.
